Property evaluation for residential complex
Walker evaluated a multifamily garden-style apartment complex with 324 residential units across 9 three-story buildings. Built in 2022, the 18-acre complex includes a clubhouse, fitness center, in-ground swimming pool, dog spa, and carwash.
Walker was retained to observe and document the exposed and readily visible and accessible material and building system deficiencies. Walker evaluated existing conditions that could considerably impact the facility’s ongoing operation during the evaluation period.
During the assessment, Walker identified:
- a potential safety hazard related to open draft tops at select apartment building attic spaces.
- wall installation deficiencies that included staggering of joints not per manufacturer’s recommendations and missing or sealed gaps between metal flashing and the wall siding above the flashing.
- landscape mulch covering the post-tensioning grout pockets along the slab-on-grade at several building perimeters. Per the construction drawings, Walker recommended removing the landscaping around the slab as needed. Mulch can retain water against the slab, possibly causing water intrusion into the pocket due to the cold joint.
Walker provided recommended repairs, capital expenditures forecast, and suggested upgrades. The recommended repairs will extend the service life of building exterior, roof, and mechanical system components. The recommended repairs to the identified wall installation deficiencies will contribute to the long-term performance of the exterior wall systems and decrease the likelihood of trapped water behind the exterior cladding.
